Among the most striking observations: First, these dramatic increases are concentrated entirely in just two cities – Detroit (15 neighborhoods) and Flint (10 neighborhoods), suggesting targeted areas of urban revival in historically challenged markets.
Second, despite the impressive percentage gains, the actual home values remain remarkably affordable, with only one neighborhood (Russell Woods in Detroit) exceeding $100,000 in 2024 median value.
Third, the growth pattern shows particular strength in Detroit’s east side neighborhoods and Flint’s north side communities, indicating possible spillover effects from nearby stable areas or institutional anchors.
Fourth, many of these neighborhoods started from extremely low base values – 21 of the 25 areas began with median home values under $50,000 in 2019, demonstrating how relatively modest absolute gains can translate into dramatic percentage increases.
